Calculated Properties: Uncover Hidden Opportunities in B2B Sales

Published on
June 3, 2026

HubSpot's calculated properties automatically compute values from your existing CRM data – eliminating manual calculations, reducing errors, and giving B2B sales teams a sharper foundation for decisions. In this article, we explore what calculated properties are, why they matter for sales performance, and how to set them up step by step in HubSpot Sales Hub.

What is a Calculated Property?

A calculated property in HubSpot lets you automatically compute values based on defined criteria. These criteria can include values from associated records, the time difference between two properties, or custom equations you define yourself.

For example, you can create a contact property that calculates the average deal size across a contact's associated deals. Or a company property that computes the cost of acquiring a new customer based on a custom equation.

Why Use Calculated Properties in HubSpot?

Calculated properties provide a dynamic way to extract insight from your data – without any manual number-crunching. They are particularly useful in scenarios such as:

  • Understanding the average deal size for a given contact
  • Calculating the time elapsed from lead to closed deal
  • Rounding values for cleaner presentation in reports
  • Building custom metrics based on your specific business logic

By leveraging calculated properties, B2B companies can make more informed decisions, streamline their processes, and develop a deeper understanding of their data inside HubSpot.

What Are the Sales Benefits of Calculated Properties?

Incorporating calculated properties into your sales process delivers several concrete advantages:

Benefit What it means in practice
Improved data analysis Aggregate data across multiple sources for a more complete picture of sales performance
Better decision-making Sales teams act on richer, real-time data – leading to higher conversion and stronger customer relationships
Custom metrics Track exactly what matters to your business, not just HubSpot's default fields
Streamlined processes Automated calculations free up your team's time so they can focus on selling

How to Set Up Calculated Properties in HubSpot

Follow these steps to create a calculated property in your HubSpot account:

  1. Click the Settings icon in the main navigation menu.
  2. In the left-hand menu, navigate to Properties.
  3. Click the "Select an object" dropdown and choose the object type you want to create a property for (e.g. Contact, Company, Deal).
  4. Enter the basic information for your property, then click "Next". Select "Calculation" as the field type. Note: the field type cannot be changed after the property is created.
  5. Click "Build calculation", then use the "Calculated property type" dropdown to select the type of formula you want to build.
  6. If you need a conditional calculation, click "Create condition". The condition must be met for the property to calculate (for example: only calculate when the latest deal amount is greater than 1,000).
  7. Click "Create". Once saved, the displayed field type will be either Equation or Rollup, depending on the formula type you selected.

A Practical Example for B2B Companies

Consider a B2B company offering marketing services to other businesses. To sharpen their sales focus, they implement two calculated properties in HubSpot.

The first is a Customer Lifetime Value property. By analysing this data, the sales team can identify high-value customers and concentrate efforts on nurturing those relationships.

The second is a Lead Conversion Rate property, which tracks what percentage of leads convert to customers. This tells the team which marketing channels and tactics are most effective at generating new business.

In both cases, the calculated properties surface insight that directly shapes sales strategy – resulting in more targeted outreach and, ultimately, measurable growth.
